SikaTop Seal 109 Review Malaysia 2026 — Is It Worth It?
An honest review of SikaTop Seal-109 MY — Malaysia's leading flexible cementitious waterproofing coating. We cover pricing, the 109 vs 107 comparison, application steps, where to buy, and when it's the right product versus alternatives.
SikaTop Seal-109 MY is one of the most specified waterproofing products in Malaysia — and for good reason. It is a two-part, polymer-modified flexible cementitious coating manufactured by Sika at their Sg. Buloh facility in Selangor, sold in a 36kg set (Part A liquid 10kg + Part B powder 26kg). Applied before tiling in bathrooms, shower areas, wet kitchens, and balconies, it creates a flexible waterproof barrier that bonds to concrete and bridges small cracks up to 1mm.
The most common question people ask is how it differs from SikaTop Seal-107. The answer is flexibility. Sika 109 is flexible, with elongation at break over 100%. Sika 107 is rigid, with no crack-bridging ability. For most Malaysian bathrooms and any tile substrate where micro-movement is expected — which is practically every installation — 109 is the product you want. This guide covers everything you need to know before buying.

What Is SikaTop Seal 109 Best For?
- Bathroom floors and walls — the #1 use case in Malaysia; applied before all tile installations
- Shower areas — splash zone walls and floor waterproofing
- Wet kitchens — floor and wall protection against water ingress
- Swimming pools — interior pool lining; non-toxic, safe for direct water contact
- Water tanks and reservoirs — suitable for potable water (cement-based chemistry)
- Basements and below-grade structures
- Balconies and terraces — under the tile waterproofing layer
- RC gutters, planters, and car parks
- Concrete protection against carbonation and environmental attack
- Exposed roof surfaces — Sika 109 is not UV-stable for permanent exposure; use acrylic coatings (SikaFill MY, Pentens T-200) instead
- Metal substrates — designed for concrete, masonry, and cement-based surfaces only
- Cracks larger than 1mm — the 1mm crack-bridging limit applies; for larger cracks or significant movement, use Sikalastic 1K MY
- DIY beginners without waterproofing experience — the two-part mixing and surface preparation requirements mean single-component products are easier for first-time users

How to Apply SikaTop Seal 109 — Step by Step
Surface preparation accounts for 80% of waterproofing success. Do not rush this.
- 1
Prepare the surface
Remove all loose particles, oil, grease, curing compounds, and any existing failing coatings. Repair cracks, honeycombing, and uneven surfaces with cement mortar or Sika repair products. Then saturate absorbent surfaces with clean water — the substrate should be damp but with no standing water or puddles. For porous surfaces such as gypsum board, apply Sika Primer-11 WMY and allow to dry first.
- 2
Mix Part A and Part B
Pour approximately 90% of Component A (the liquid) into a clean mixing vessel. Slowly add all of Component B (the powder) while mixing continuously. Use a paddle mixer at 400–500 rpm (slow speed) until you have a smooth, creamy, lump-free consistency. Add the remaining 10% of Component A if the mix is too thick. Critical rule: never add water — use only the provided liquid component to adjust consistency.
- 3
Apply the first coat
While the substrate is still damp, apply the first coat by brush, roller, or squeegee. Work the material firmly into the surface for full bond. Consumption: 1.0 kg/m² per coat for bathroom and balcony floors; 1.0–1.5 kg/m² per coat for splash-zone walls. For high-water-ingress areas, a third coat may be applied. Never exceed 2 kg/m² in a single layer.
- 4
Apply stripe coat at junctions
At wall/floor junctions, corners, and over any existing cracks, apply an additional stripe coat — a thicker, concentrated pass of material. This reinforces the most vulnerable points where structural movement is most likely to cause stress. Apply the stripe coat while the first coat is still fresh.
- 5
Wait 4–8 hours, then apply second coat
Allow the first coat to cure for 4–8 hours at 20°C; in Malaysia's heat it will typically be faster. Do not allow the first coat to fully dry out before applying the second — lightly re-dampen if needed. Apply the second coat at the same consumption rate, working perpendicular to the first coat direction.
- 6
Protect and cure
Protect the fresh coating from rain, direct sun, strong wind, and dust for a minimum of 8 hours after the final coat. Allow full cure before applying screed, tiles, or other finishes. Always protect SikaTop Seal 109 with screed, tile, or granite overlay — it is not designed for permanent UV exposure.
